Before you book
Where are your holiday cottages?
Our cottages are in and around Rye in East Sussex: Rye itself, Rye Harbour, Camber Sands, Winchelsea, Winchelsea Beach, Pett and Pett Level. Each property page shows its location on a map.
Can I bring my dog?
Yes, at our dog-friendly properties, which say so on their property page. Most accept one well-behaved dog, for £25 per dog per stay. Dogs must be up to date with flea, worming and vaccinations, kept off beds and furniture and out of bedrooms, and never left alone in the property. Assistance dogs are always welcome at no charge. We can't accept any other pets.
Is there parking?
Most of our properties have parking, but not all. Each property page explains the parking, for example off-road spaces, a nearby car park or metered street parking.
Is there Wi-Fi?
Yes, every property has Wi-Fi, included in the price. Water, gas, electricity and heating are included too.
Are bed linen and towels provided?
Yes, bed linen and bath towels are included at every property. If you're allergic to feathers, we suggest bringing your own duvet and pillows, as we can't guarantee synthetic bedding.
Are your properties suitable for children?
Many are, and some can provide a travel cot and highchair on request. A few properties don't accept children, have steep stairs, or have gardens near water or roads. Check the house rules and additional information on each property page.
Is there a minimum stay?
Yes, the minimum stay is 2 nights.
Do I need to pay a deposit?
No deposit is needed when you book. There is a non-refundable £20 booking fee, plus VAT. The balance is due 30 days before you arrive, or straight away if you book less than 30 days before. If you book direct on our website, you don't pay a security deposit up front. We may pre-authorise your card and only charge it if there's damage.
What is your cancellation policy?
You can cancel without charge up to 30 days before you arrive. The £20 booking fee (plus VAT) is non-refundable. We strongly recommend travel insurance.
Can I change my booking?
Yes. There's no fee to change your dates, move to another property or change the lead guest. You only pay any difference in price.
How can I pay?
We accept Visa, Mastercard and American Express debit and credit cards, and bank transfer. All payments are in pounds sterling.
Can I smoke or vape at the property?
No. Smoking and vaping aren't allowed in any of our properties or their grounds.
Can I hold a party?
No. Our properties are for families, couples and groups of friends, and parties, hen dos and stag dos aren't allowed. You can't exceed the maximum number of guests shown on the property page.
Why book direct with Rye and Beyond?
Booking on our website means no deposit up front and free changes to your booking. You also get a 5% discount on your fourth stay with us.
Your stay
What are the check-in and check-out times?
Check-in and check-out times vary by property. We'll send you the times for your stay in your booking confirmation and arrival information. If you stay past check-out without arranging it with us first, there's a charge.
Can I check out later on a Sunday?
Often, yes. If no new guests are arriving that day, we can usually offer a free later check-out on Sundays. This applies all year round, including in July and August, at Easter, and over Christmas and New Year. Contact the office before your stay to ask.
Can I check in early or check out late?
We always try to arrange an earlier check-in or a later check-out, so ask us before you arrive. Early check-in depends on whether other guests are checking out on the day you arrive. We can't offer either in July and August, at Easter, or over Christmas and New Year, because our housekeeping teams are already working flat out.
How do I get the keys?
The keys are in a key safe. We'll email you its unique code 7 days before you arrive. Put the keys back in the key safe every time you leave the property. That way they won't get lost, and there's always a key there if people in your group come and go at different times. Please return all keys when you leave, as lost keys are charged for.
What information will I get before I arrive?
We'll email you the address and directions 2 days after you book, so you can plan your journey and, if you like, arrange an online food delivery for when you arrive. We'll email you the key safe code 7 days before you arrive. Your property's emergency contact is in the arrival information we email you and in the welcome booklet at the property.
What should I bring?
Bed linen, bath towels, tea towels and Wi-Fi are provided. Please bring your own beach towels. If you're bringing a dog, bring its bed and bowls.
What do I do with rubbish and recycling?
The welcome booklet at the property explains bin and recycling arrangements, as they vary by area.
Can I use the wood burner or open fire?
Yes, where the property has one. Please only use the fuel recommended in the welcome booklet, because damage from the wrong fuel is charged for.
If something goes wrong
Something's gone wrong at the property. Who do I call?
Call your property's emergency contact first. Their details are in the welcome booklet at the property and in the arrival information we emailed before your stay. In a life-threatening emergency or a fire, call 999 first. If you smell gas, leave the property and call the National Gas Emergency Service on 0800 111 999.
What counts as an emergency?
Anything that affects your safety or stops you using the property properly, for example no heating or hot water, a leak, a power cut, a broken lock or being locked out. For anything else, contact the office during office hours.
I can smell gas. What should I do?
Leave the property, don't use light switches or naked flames, and call the National Gas Emergency Service on 0800 111 999. Then let your emergency contact know.
I'm locked out. What should I do?
Call your property's emergency contact. Their number is in the arrival information we emailed you.
Something has been broken during my stay. What should I do?
Let us know as soon as possible so we can replace it before the next guests arrive. Accidents happen, and minor wear and tear isn't charged for.
I'm not happy with something at the property. What should I do?
Tell your emergency contact or the office during your stay, so we have the chance to put it right. We can't usually help with complaints raised only after you've left.
I've left something behind. Can you send it on?
Contact the office and we'll do our best to find it. If we find it, we'll post it back to you, but you'll need to pay for postage and packing.

What are your office hours?
Our office is open 9:00am to 5:30pm on Monday, Wednesday, Thursday, Friday and Saturday. It's closed on Tuesdays and Sundays. If you're staying with us and something goes wrong outside these hours, call your property's emergency contact.
