  • Stay in this lovely, family-friendly cottage for 9 (maximum 8 adults), close to the beach and only a few miles from the historic towns of Rye and Winchelsea in East Sussex.

You enter the bungalow into the hallway. The lounge/diner is ahead and has a sunny, spacious feel, with views over the front garden. A good selection of books and DVDs for those days when you just want to chill or for when the weather is inclement. The property has a large smart TV, so you can log on to your own Netflix accounts, super-fast fibre broadband and there is a Wii for family fun. The well equipped modern kitchen has ample space for cooking for all the family and has a door leading to the rear garden. There are four bedrooms, all light and airy. Two bedrooms to the front of the property, one twin and one triple bedroom (Bunk bed with double below and single above) and two to the back, overlooking the rear garden, One twin bedroom and the master bedroom with king-size bed. The master bedroom has its own ensuite bathroom with a shower above the bath and there is a further shower room. There is a room accessed from the rear garden, that can be used for storing bicycles and is where you will find the washing machine.

The enclosed rear garden is secluded and is bathed in sunshine all day when it is shining. There is a patio area, perfect for long, lazy mealtimes and an area of lawn where your dog can laze. The property has a fantastic large charcoal or wood BBQ, that not only provides warmth on Autumn evenings but doubles up as a great pizza oven. The front garden has a small children’s playhouse and enough space for a badminton game or run around. There is a long driveway, that has ample parking space for four vehicles.

We except two well-behaved dogs, for an additional fee.

The property is mobility friendly if you are travelling with someone who has mobility issues. We have a ramp-up to the front door and a handrail.

On arrival, you will find a welcome pack with local produce, so that you can sit and relax and enjoy the goodies.

    A well-appointed and spacious house, set in an interesting location with easy access to footpaths across the reserve and to the sea. Great for dog walking and visiting the exceptional towns of Rye and Winchelse

    There were 7 of us and 2 dogs for New Years Eve and we had the best time, the house easily accommodates that number. The house is so well equipped and the kitchen is a dream for a cook! We had a tiny problem with plumbing, it was dealt with so quickly and efficiently that it actually didn’t affect our stay at all. There is a lot of information about the local area In the house and The location is perfect for the beach, our dogs loved all the walks around there. Highly recommend this place, we will definitely be back.

    “Really enjoyed our stay. The bungalow is homely and comfortable and very well stocked with everything you need for your holiday. The location is great and very quiet and relaxing. The welcome hamper was a really nice touch and much appreciated. Jacqui was great with giving us tips and advice for planning our stay. Would thoroughly recommend.”

    A proper home rather than a generic holiday let - good collection of books; art on the walls; radios and tv in bedrooms; kitchen properly and expansively equipped meaning home cooking a treat. Well equipped for young child as well. Good, local, walk to amenities - Co-op; delicatessen, and proper butcher. Only thing missing was a good pub really, but then Rye - around the corner - has great choice of pubs; restaurants and great little cinema. Not forgetting, obviously - the beach and beautiful walks on the doorstep.

The accommodation was spotlessly clean and was equipped with everything you could possibly need. We especially appreciated the wonderful selection of local produce - eggs, cheese, butter, juice, cake, biscuits and much more plus a very welcome bottle of wine! What a lovely welcome!     Very well equipped and comfortable. Peaceful. Excellent range of maps and brochures. Negative: Access - lane has obscure entrance (consider white markers at either side of entrance from highway) is overgrown (needs a good attack with a hedge trimmer) and rutted.(work in a load of shingle) Narrow bridge over ditch (marker posts on each corner)

    Stoats truly is a home from home. We stayed for a week with friends, relatives, our 7 month old baby and a dog! Every need was catered for, for us all. The house is very spacious, comfortable and well equipped. The communication with Jacqui and the owner was excellent and friendly. The area is fantastic too. Very very highly recommend a stay here

    Lovely stay here, the location was perfect as it’s so close the harbour, the town & the nature reserve. Communal living area is perfect for a family & the welcome hamper is a nice touch.

    Feels just like home- so well equipped for a large extended family, including travel cots , high chairs etc…and every plate, bowl , utensil you could ever need! It was also very nice to be greeted with a very generous welcome pack- so kind and thoughtful. Restaurant nearby , ‘The Ship’ was closed for refurbishment, but the shop was open for lots of farm produce and excellent butchers. Be careful with directions to property , in that single track’B’ roads are best avoided, if you can. If out walking at night, definitely follow recommendation to bring a torch. We thoroughly enjoyed our weekend stay here and would highly recommend it.

    A great visit to a comfortable home that catered for all ages - thank you. A very well equipped house with enough bedrooms for our party which included 3 grandchildren of 9, 12 and 13. Kitchen extremely well fitted (probably far better than most homes) Unfortunately internet did not work but owner got someone to look at it though problem not solved. Narrow bumpy access to the house so arriving at night time was a bit challenging. However house otherwise well positioned enabling some of the party to enjoy sunrise on the nearby Winchelsea Beach so a memorable start to the New Year. Rye, Rye Harbour (which included an outside pub lunch on New Year's Day, Camber Sands, bird reserve and the wonderful beach at Winchelsea enabled us to have a wonderful winer break between Christmas and the New Year. Thank you for supplying a basket of food treats. The house had lots of places to play hide and seek plus good assortment of games. Can see why Stoats is so popular. Great that we could take our dog too and grateful for fenced in garden and nearby access to walks . Negative - Lack of Internet connection. **Response: Sorry about the internet, it was an external breakage with BT **

    This was our first family holiday with our twins and the grandparents and we loved it. We had many delicious treats left for us, the beds were very comfy and the bungalow big and spacious. We would definitely come back!

    Jacqui, I was so impressed with your whole approach to helping us have a great holiday together. Your communication is second to none and I was so pleased I could easily contact you by phone and speak to you directly as well as txt/ email. You emailed information was always clear and sufficiently detailed and came at expected intervals with no risk of being left unsure. It was very nice that Hazel wrote such a warm ,friendly, inviting email too, and it feels as if you both work together as a team to make the business side work so well. The bungalow was beautifully clean, very comfortable and so well appointed for large groups. Check-in was very simple and the set up allowed all sections of our group to access the bungalow at any time which was really helpful. Everything was thought about , such as spare soft blankets , easy cleaning set up for ourselves during the week, large enough kitchenware as we were a party of 8 adults and at times 10 for some meals, just name a few and it really felt as if Hazel and yourselves really wanted us to have a really enjoyable time. Highly recommended.

    We had a wonderful family Christmas stay at Stoats. From the moment we booked communication with Jacqui was always straightforward and timely. The bungalow was spotless on arrival and completely as described and pictured on the website. The tray of goodies from the local farm shop were absolutely divine and very much appreciated, a really, really nice touch from the hosts. The bungalow was very well equipped with absolutely everything that we needed for the stay including the things we forgot to bring and even the thing we didn’t realise we forgot to bring (spices in the cupboard!) Location was great, the walks to the beach easy, shops and pubs close by and the locals all say hello so very welcoming. Finally the property was perfect for everyone in our party, from 84 year old Dad all the way down to the dog and the rest of us in between. Thank you Jacqui and Hazel, we look forward to returning in the summer to enjoy the garden and barbecue.

    Wir haben unseren Aufenthalt sehr genossen! Das Haus ist gemütlich eingerichtet und super ausgestattet: wir haben jeden Abend für acht Personen gekocht und haben dafür in der Küche alles gefunden, was man nur brauchen könnte ( Handrührgerät, Auflaufformen, gute Pfannen, Töpfe, genug Geschirr etc). Waschmaschine ist auch vorhanden. Das Haus ist gut gelegen und es gibt viele schöne Ausflugsziele in der Umgebung. Der Kontskt mit den Vermietern war sehr nett. Alles bestens also -danke!! Translation We really enjoyed our stay! The house is comfortably furnished and super equipped: we cooked for eight people every evening and found everything you could need in the kitchen (hand mixer, casserole dishes, good pans, pots, enough dishes, etc.). Washing machine is also available. The house is well located and there are many beautiful excursion destinations in the area. The contact with the landlords was very nice. So everything is fine - thank you!!
