**Maytham Cottage is set at the end of a quiet private road at the top of Rye Hill, a gentle stroll from the town centre. **

The beautiful 5 bedroom property is great for mixed generation bookings or friends wanting to catch up.

You enter the property into a small entrance hall, space for coats and shoes after afternoon strolls. From the hallway, there is a cosy lounge with views over the garden and a small wood-burner for cold autumn and winter nights. There is a utility room with a washing machine and separate dryer, a great space for your four-legged friend if they come too and a separate downstairs WC.

The large kitchen is fully equipped with a dishwasher, large fridge freezer and kitchen table for early morning coffee before the rest of the house awakes. The dining room can comfortably seat 8 guests and has stunning views over the garden and surrounding countryside.

There is one double bedroom with a double bed on the ground floor with an ensuite shower room suitable for anyone who has mobility issues.

Stairs lead up to the further 4 bedrooms. To the left is one double bedroom with a king-size bed and opposite a bathroom with bath, shower screen, removable shower hose, WC and handbasin. To the right, you have two single bedrooms, a large master bedroom with a super king size bed and with views to the side and rear of the property. Another family bathroom with bath, shower screen, removable shower hose, WC and handbasin.

There is a small roof terrace overlooking the garden and Romney Marsh towards the sea, the perfect spot for morning coffee or an evening glass of wine watching the sunset.

The garden wraps around the property and is dog secure and is mainly lawn with mature planting. There is a terrace off the kitchen with an outside table and chairs and further garden furniture for the summer months in the garden shed. A great space for enjoying the countryside views, wildlife watching and star gazing without light pollution at night.

The property is dog friendly with a stair gate at the bottom of the stairs to prevent dogs from going upstairs. We can provide a travel cot on request but do not provide cot bedding and a highchair if required.

    We stayed at Maytham Cottage for a girls weekend. The photos do not do it justice, it’s even nicer in real life! The rooms are bright and spacious, the kitchen is well appointed and everywhere was spotless. The location is superb also, with 2 good pubs within a 10 minute walk, and Rye itself within a 15 minute walk. Jacqui and her team are fabulous, nothing was too much trouble… the welcome pack was gorgeous

    Well appointed and exactly as described. The lane down to the cottage is an adventure, but all the best destinations are. Beds were super comfortable and the kitchen very well kitted out.

    Amazing place to stay if you are wanting to visit Rye. The house is very close to the town centre, where you can find a gorgeous little town. Jacqui was extremely helpful with directions to the property as well as any queries that we had during our stay. I would 100% recommend this place to anyone who is looking for a peaceful retreat to Rye.

    The cottage is great & spacious and has what you need. Nice to have the big dining room and living room as there were 5 of us. Internet worked fine. Kitchen was well equipped and good furniture in the pretty garden. Enough parking for 4 cars

    Positives - Very nice accommodation, nicely located - quiet, clean, nice garden Negatives - Only the road to the house could be repaired *Response* Sadly as the lane to the property is unadopted we have limited to how we can improve the access. We are glad that is all that you could find not so good about your stay.

    This property was exceptional was so comfortable and a perfect place to stay 5 minutes drive from Rye a great pub the Kings Head within walking distance and the garden was a real pleasure to relax in. I had absolutely no complaints

    It was a lovely, comfortable house to stay in. Only negative was the plug in one of the bathrooms was broken hence if anyone wanted a bath they had to use the other bathroom with a bath so inconvenient.

    The cottage is very well equipped. Particularly the kitchen which has virtually every utensil you might need! The cottage is always spotless, the dishwasher tablets and laundry pods are a nice touch and very welcome after wet and windy walks at the harbour. We love how private and quiet the cottage feels and the beautifully well kept garden. The welcome pack is a lovely addition, and we enjoy the products every visit! Negative: The only downside we ever find is the lane down to the cottage. You can see some of the smaller holes have been filled but the bigger craters really need some attention. **Response** Pleasure to have you stay again and yes, we are aware the road can be problematic but sadly when you have to have all the property owners agree to spend, it can be very difficult as we are sure you can imagine.

    Your communication was very quick and helpful and made access to the property very easy. The cottage felt homely and comfortable with a very well equipped kitchen. Lovely garden with sunny seating spots. We were very lucky with the weather, so we made the most of it. We had a very relaxing stay and would definitely recommend Maythem Cottage and hope to visit again.

    We absolutely loved our stay here - my husband and I, with our 2 children and both our mums - there was plenty of space, everyone had their own bedroom and all the communal areas were spacious and great for hanging out. A home away from home. The house was clean, lovely linen on the beds, all the showers were great, kitchen equipment - you had most of what you needed, we did a mix of eating in and going out. The house is slightly outside of Rye, in a beautiful setting with stunning views of the wonderful surroundings. A lovely garden with sunshine spots for eating outside. No more than an easy 20 minute walk into Rye, we would definitely like to stay again.
