Castle Mill Cottage is a large, semi detached riverside property only minutes from the centre of Rye, sleeping 10.
You reach Castle Mill Cottage along a private road and there is parking for six cars in your own gated driveway. To the front, you have the river garden and behind you the property and the enclosed large lawned garden.
Enter straight into the hallway with the TV lounge to the left with large Smart TV, fast Wifi and comfy seating for lazy movie nights.
Stairs lead up to three of the five bedrooms. Two double bedrooms with views of the iconic Camber Castle built in the 16th century by Henry VIII to defend the Sussex coast from French attack and one twin bedroom. There is a modern shower room shared by the three bedrooms.
Back downstairs and off the hallway is the hub of the cottage. Open plan living perfect for holiday cooking and dining. A fully equipped kitchen with an American style fridge freezer with ice facility, dishwasher, washer dryer and Tassimo coffee machine. A large conservatory opens up off the kitchen with a dining table and chairs for ten and a second lounge space with cosy seating and overlooking the hedged garden. A great entertaining space or somewhere quiet to sit while the children enjoy a movie in the TV lounge.
A hallway leads from the kitchen to the two remaining bedrooms, both doubles with ensuites. The first double has an ensuite bathroom and the second double accessed through the first bedroom has a modern shower room. If you do not wish to walk through the first bedroom there is the option of entering and leaving through an external door.
There is a games room in the double garage with full-sized table tennis and an inflatable kayak for guests to use on the river (at your own risk).
The enclosed, hedged garden is mainly laid to lawn with some established trees, a great space for family games of football or star gazing at night without light pollution. Off the conservatory, there is an alfresco dining space with a table and chairs.
To the front of the property, there is a gated, private riverbank garden, laid to lawn with a decked picnic area and decked pontoon for launching the cottage kayak or any other water-based equipment. It really is a magical spot on a summers day to while the hours away, watching the ducks float by and enjoy a summer BBQ.

Just back from the most wonderful week at Castlemill Cottage. The location was perfect, really peaceful but also an easy walk to all the lovely shops, cafes and pubs in Rye. The walks right from the house were lovely, we even saw a lamb being born during one of them! We made great use of the two kayaks that were kindly provided, and enjoyed the peace and quiet on the river which you can access from the pontoon in the gated front garden. The table tennis table was also good fun for the children. The house itself has everything you could ask for. It really has been very well thought out. The garden was large and totally secure and there were various balls and toys in the garage which were an added bonus . Communication was great and Jacqui was very helpful when I needed something delivered to the cottage before we arrived. All in all a great stay and we would definitely return!
Our multigenerational family really enjoyed our stay Helpful info from Jacqui before we came. No one got lost on the way! Very well equipped,clean,comfortable and spacious for 10 people.The conservatory worked well for us. Loved the location and use of the kayaks and being able to walk straight from the cottage. Garden great for children and dog,as it wasn't that warm we didn't sit out but could see it would be lovely in summer. Loved star gazing and bird life. We are agedl from 70 to 6 years loved the house and had great fun, we would love to come back
The location was absolutely stunning, when we stayed here with the bridal party over my wedding weekend-a couple of the rooms downstairs were a little dated but this place is obviously going through renovations and the rooms that had been done up were gorgeous. We got some fantastic photos! It is about 15 minute walk up in to the old town of rye and the kayaks were a lot of fun post wedding! Even if it was very cold outside. Would definitely recommend to people wanting a house to stay in rye. We had a little trouble with the heating which was either too hot or too cold but this did not cause too much issue.
The space and facilities were perfect for all ages. Secure large garden was great for dogs and children The en suite bedroom arrangement downstairs where access to the 2nd bedroom was via the 1st bedroom. Beds comfortable but a bit low for older folk!
We had a lovely Christmas staying here! The house is in the perfect location and has everything you need for a great stay. Despite problems with the heating when we arrived, everyone helped quickly to resolve it, which was much appreciated. The house does need a little TLC and the living could be bigger for 10 people, but overall we had a fabulous stay and a lovely Christmas.
Professional and understanding about our covid concerns, there wasn't anything negative.
We had a very pleasant stay in mid Jun. The house very comfortably accomodated our family with 9 of us staying in 5 rooms. The property looks directly over the farm fields and presents very nicely. We stayed for a week and enjoyed daily walks around Rye and the surrounding area, with Rye centre being a mere 10 minute walk. We would absolutely recommend this property and would stay here again.
